Before Blue Ocean Law Group℠ can complete your property transaction we need you to organise a webVOI or [Face-to-Face] Verification of your Identity.

You will generally need 100 Points of Identity Paperwork

As a general guide please be prepared to show your current (unexpired):

✅ Passport;

✅ Drivers Licence (DL); + 

✅ A Utility Bill for the current address on your DL.

Note: If for any reason you don't have the above identity paperwork, before you decide your preferred alternative for conducting the VOI, you will first need to spend the time to review and gather originals or certified copies of the complete list of alternative identity paperwork noting the associated points until you reach the minimum required level of 100 points.

Identity checks for property transfers

Before you attend your local Australia Post Office you need to ensure you have:

✅ Originals of the Acceptable Identity Documents to take with you to the Post Office; and

✅ Complete the PEXA (Property Exchange Australia) Identity Verification Form which you can download here.

Note: Do not sign this form, you need to be witnessed signing it when you attend the Post Office.

The Verification of Identity service fee is $49 and payable to Australia Post.

Fees can be paid by cash, EFTPOS, Visa or MasterCard.

Cheques are not accepted.

General FAQ

Do I need to pay NSW Purchaser Surcharge Duty +/or Land Tax?

Is the NSW Property Buyer a foreign person?

A buyer of NSW property will generally be considered a foreign person and liable to pay NSW purchaser surcharge duty [8% of the purchase price] unless:

✅ The buyer is an Australian citizen; or

✅ Has lived in Australia for more than 200 days in the 12 months before the purchase date, [+] is either:

⚖️ A New Zealand citizen, who holds a subclass 444 visa; or

⚖️ A permanent resident of Australia.

As well as paying Surcharge Purchaser Duty, foreign persons who own residential land must also pay Surcharge Land Tax.

If the situation is complex, we recommend the purchaser obtain specialist tax advice.
